Helping you transfer ownership of real property without having to wait until claims against the property are fully settled.

Can be used to transfer title to property and acknowledge that the transfer will not be absolute until the vendor has paid off the lien against it.

You may wish to transfer title to a piece of property from one person (grantor) to another (grantee), but know that there is an outstanding claim against the property, e.g., a lien taken out by a contractor who has not been paid for work on the property.

This two-page form allows you to make the transfer of property, while acknowledging that an obligation to pay the outstanding claim still exists. It affirms that once the claim has been paid, the new owner’s title will become absolute.

TWO-PAGE FORM ALLOWS YOU TO SPECIFY:

  • names and addresses of grantor and grantee
  • description of the property being transferred
  • description of the deed giving the grantor title to the property
  • registry details of the lien affecting the property

IT ALSO GIVES YOU:

  • legal wording for the transfer of ownership
  • legal wording for the guarantee of title and indemnification of the new owner, subject to the lien
  • legal wording for the notary’s witnessing statement
