When you sell a property, you may choose to use a real estate agent to find a buyer for you. However, you may also want to retain the option to find a buyer yourself, thereby saving you money.

This one-page form allows you to do both. You can engage the agent to act as broker on your behalf for a fixed term, and agree to pay him or her a percentage of the final sale price as commission. The form also specifies that if you find your own buyer, you do not have to pay the broker anything.

ONE-PAGE FORM ALLOWS YOU TO SPECIFY:

• the date the agreement goes into effect
• the names of the parties to the agreement
• the property you want to sell
• the broker’s percentage commission, subject to minimum sale price
• your right to find your own buyer or engage other brokers
