The Residential Lease for Chicago is easy to understand, fair, and up to date. The lease that you and your tenant sign forms the contractual basis of your relationship. Taken together with the laws of your Illinois and Chicago—and, in a few areas, federal laws—it sets out almost all the legal (and practical) rules you and your tenant must follow. For example, it specifies how long the tenant can occupy your property, the amount of the rent and deposit, and your (and your tenants’) repair and maintenance responsibilities.
The lease form in this product complies with federal law, the laws of the state of Illinois, and the City of Chicago Residential Landlord and Tenant Ordinance (Municipal Code of Chicago, Title V, Sections 5-12-010 and following; and Sections 5-16-010 and following). Not all rental property within Chicago is subject to the Ordinance. Importantly, owner-occupied dwellings of six or fewer units are excluded. These properties may still use this form; but if you wish to comply simply with federal and Illinois law (and any other local laws that may apply), you may wish to use instead Adams’ Residential Lease (LF310) or Month-to-Month Rental Agreement (LF255).
